Buying property in Bali doesn't always start with a spreadsheet.

Sometimes it starts with a place you really like, a neighbourhood that feels right, or a villa you can immediately imagine yourself living in.

Whether you're looking for a home, a holiday villa or an investment, there are a few simple things worth thinking about before getting serious.

Start With the Area

Spend some time in the area before looking too closely at the property itself.

Do you like the atmosphere? Is it easy to get around? Are your favourite restaurants, beaches, gyms or cafés nearby?

Canggu, Uluwatu, Ubud, Sanur and other parts of Bali all have their own character. The right one really depends on what you want from your time in Bali.

Look Around the Property

Don't just look at the villa.

Look at the road, the neighbouring properties, the surroundings and what is happening nearby.

A quiet piece of land today could look very different in a few years. Likewise, being close to a popular restaurant, beach club or new development can sometimes add a lot to the appeal of a property.

Think About How You'll Use It

Are you planning to live there? Rent it out? Use it occasionally and rent it when you're away? Develop something from scratch?

Knowing what you actually want to do with the property makes it much easier to decide whether it is the right opportunity.

Don't Forget the Practical Stuff

Things like road access, parking, electricity, water and internet aren't particularly exciting, but they matter.

So does the condition of the villa, the pool, the garden and everything else that comes with it.

These are the details that become very important once you actually own the property.

If It's Leasehold, Check the Date

For a leasehold property, look at the actual lease expiry date rather than simply the number of years advertised.

Lease until: 16 October 2047

It's a small detail, but it gives you a much clearer picture of what you're actually buying.

Take Your Time

There are always new properties coming onto the Bali market, so there is rarely a reason to rush into the first one you like.

Visit different areas. Look at different types of properties. Compare them. Ask questions.

Eventually, the right opportunity usually starts to stand out.

Property investment is obviously about numbers, but Bali is also about lifestyle.
