Bali is beautiful, but it is not always quiet.

For anyone buying property on the island, noise is something worth thinking about before making a decision. A villa can look perfect in photos and still feel very different when you visit it at night, during a busy weekend or when a nearby venue is hosting an event.

Noise isn't necessarily a reason to avoid a property. It is simply another part of understanding its location and knowing what type of property you are buying.

Where Does the Noise Come From?

Noise in Bali can come from many different sources, and they can vary significantly from one neighbourhood to another.

  • Traffic and motorbikes
  • Restaurants and cafés
  • Beach clubs
  • Bars and nightlife venues
  • Hotels and resorts
  • Construction
  • Local ceremonies and events
  • Neighbouring properties
  • Roadside businesses
  • Domestic and community activity

Some noise is occasional, while other sources can be part of everyday life.

The Same Area Can Have Very Different Noise Levels

One of the most important things to understand about Bali property is that the name of the area doesn't tell you everything.

Two villas in Canggu, for example, can have completely different environments. One might be on a quiet residential lane surrounded by rice fields, while another could be next to a busy restaurant or entertainment venue.

The same applies to Uluwatu, Seminyak, Sanur, Ubud, Candidasa and other destinations.

Visit at Different Times

If you are seriously considering a property, don't visit only during the middle of the day.

Try to experience the property at different times, particularly:

  • Afternoon
  • Evening
  • Weekend evenings

A quiet Tuesday afternoon may not tell you what the property feels like on a Saturday night.

Check What Is Happening Around the Property

Look beyond the property boundaries.

Walk around the surrounding streets and identify restaurants, bars, construction sites, hotels, event spaces, villas and other businesses.

It can also be useful to ask neighbours or local property managers about the area. They may have a much better understanding of what happens during busy periods.

Construction Noise

Construction is another factor worth considering in developing parts of Bali.

A property surrounded by empty land may currently feel extremely peaceful, but neighbouring plots can eventually be developed.

This doesn't mean future construction should automatically be considered a negative. Development can also bring new infrastructure, restaurants, services and amenities.

The important thing is to understand what is already happening around the property and, where possible, what development is planned nearby.

Noise and Rental Properties

Noise can matter differently depending on the target guest.

Guests looking for nightlife may be comfortable staying close to restaurants, beach clubs and entertainment. Families, wellness travellers and guests looking for privacy may place much more importance on peace and quiet.

When evaluating a rental property, think about the type of guest you want to attract.

Quiet Doesn't Always Mean Better

A very quiet property can be attractive, but there is a balance.

A completely isolated villa may offer peace and privacy but be inconvenient for guests who want restaurants, beaches and entertainment nearby.

For many investors, the ideal location is not necessarily completely silent. It may simply offer the right balance between accessibility, atmosphere and privacy.

Soundproofing Can Help

Some noise issues can be reduced through good building design.

Depending on the property, measures can include better windows, doors, insulation, landscaping and appropriate positioning of bedrooms and living spaces.

However, it is usually better to understand the surrounding environment before buying rather than assuming construction can solve every noise problem.

Noise Should Be Part of Your Property Checklist

When viewing a Bali property, don't only ask whether you like the villa.

Ask yourself:

  • What can I hear right now?
  • What is happening around the property?
  • What might change in the future?
  • Would I be comfortable here at night?
  • Would my target rental guests be comfortable here?

Noise is just one part of property due diligence, but it can have a surprisingly large impact on the experience of living in or renting a property.

Listen Before You Buy

Photos tell you what a property looks like. A visit tells you what it feels like.

Before buying, take the time to experience the property at different times of day and understand its immediate surroundings.

In Bali, sometimes the best property decision is simply to stop, listen and see what you hear.
