5 Things to Look for When Buying a Bali Villa

A simple guide to the key things investors and buyers should consider when choosing a villa in Bali, from location and access to lease terms, condition and rental potential.

5 Things to Look for When Buying a Bali Villa

Buying a villa in Bali can be an exciting opportunity, whether you are looking for a private residence, a holiday home or an investment property.

With so many villas available, knowing what to look for can make it much easier to compare properties and identify the right opportunity.

1. Location

Location is one of the first things to consider.

Think about what is around the property: beaches, restaurants, cafés, shops, gyms, attractions and entertainment. Also consider how easy the villa is to reach by car or motorbike.

A great villa in a difficult location may be less attractive than a simpler property with excellent access and a strong surrounding environment.

2. Road Access and Parking

Take a close look at the road leading to the property.

Is it asphalt or paving? Can a car reach the villa? How wide is the road? Is there enough space for parking?

These details can have a surprisingly large impact on both daily living and the future rental appeal of a property.

3. Lease Term

If the property is leasehold, always check the exact lease expiry date.

Rather than simply saying "20 years remaining", it is better to know exactly when the lease ends.

Lease until: 16 October 2047

This makes it easier to understand the investment horizon and compare different properties.

4. Condition of the Villa

Photos can make a property look very different from how it feels in person.

Look at the condition of the building, pool, bathrooms, kitchen, air conditioning, furniture and landscaping.

A villa that needs significant renovation may still be a good opportunity, but the renovation cost should be included when comparing the total investment.

5. Rental Potential

If you are buying as an investment, consider who is likely to rent the property and why.

Look at the location, villa design, number of bedrooms, facilities, privacy and proximity to attractions.

If the villa is already operating as a rental, ask whether historical booking and revenue information is available. This can provide useful insight into its existing performance.

The Right Villa Is About More Than Appearance

A beautiful villa is a great starting point, but the strongest opportunities usually combine a good location, practical access, appropriate lease term, good condition and realistic rental potential.

Taking the time to look beyond the photographs can help you make a much more informed decision when comparing Bali villa opportunities.
